When many left Dubai,
we stayed.

Dubai doesn't need more agents. It needs people who are still there after the cheque clears.

We didn't enter a mature market. We helped build it — taking Dubai's story to the world in its earliest phases, among the first generation of consultants who shaped how this city's real estate was understood globally.

Then the market turned, and most people left. We stayed. Not out of sentiment, but because we could see what the exodus couldn't: the resilience, the planning, and the sheer intent behind this city. That call has rewarded us beyond measure. Today every eye is on Dubai, and we are ranked among the top 1% of consultants in this market.

I have watched this market crash, recover, and outgrow every forecast written about it — including my own. What seventeen years teaches you is that the property is never the decision. The timing, the structure, and the person advising you are the decision.

Dubai has spent two decades proving it can build anything. The next two are about building it right — and the assets that get that wrong will be discounted long before they are sold.

So we don't sell buildings. We take a position with a client and then defend it for as long as they hold it. That is a longer job than most of this industry signs up for. It is the only one worth doing.

The next decade of Dubai property
will be graded, not just valued.

Dubai has committed to net zero by 2050 and to cutting emissions 30% by 2030. The 2040 Urban Master Plan doubles the city's green space and rebuilds it around walkable, low-carbon communities. Green-certified buildings have gone from a niche to a third of the market in five years. Which means the question changes. Not just what a building is worth — but how it performs, what it emits, and what it will be measured against when the rules catch up.

Most brokerages will start talking about this in 2030. We bought into it in 2026.

Fifteen years spanning project management, investment analysis and portfolio construction.
