Emaar Villa Communities Compared: The Valley, The Oasis, Grand Polo and The Heights

By the 3X Capital desk · From the Blog · 6 min read

How Emaar's four off-plan villa communities compare on location, home types and lifestyle, and which one fits your family.

Emaar now has four villa and townhouse communities selling off-plan at the same time, and buyers often ask us the same question first. Which one fits my family, my budget and the way I want to live? This guide compares The Valley, The Oasis, Grand Polo Club and Resort and The Heights Country Club side by side, so you can shortlist before you speak to an advisor.

We have kept prices and handover dates out of this article on purpose. Launch pricing moves phase by phase, and the handover date that counts is the one written into your sale and purchase agreement. Each project page shows the current indicative figures, and our team confirms them at booking.

The four communities at a glance

Community Where it sits Home types Best suited to

Grand Polo Club and Resort Near the Expo Road and Emirates Road junction, beside The Oasis and The Heights 3 to 5 bedroom villas Families who want space, greenery and an equestrian lifestyle
The Heights Country Club The southern corridor beside Expo City, next to The Oasis and Grand Polo 3 and 4 bedroom townhouses and villas Buyers who want a wellness-led community close to Expo City and Al Maktoum International

The Valley: the entry point to Emaar villa living

The Valley is the most established of the four. Its first phase is complete and occupied, which means you can drive out, walk the streets and see what living there feels like before you commit to a new phase. That is rare in off-plan buying.

Homes are three and four bedroom townhouses. Three bedroom layouts run from about 2,200 to 2,790 sq ft, and four bedroom layouts from about 2,550 to 3,080 sq ft. The community is planned around open green space, with a town centre, the Golden Beach urban beach, a sports village, Central Park, cycling and jogging tracks, pools, gyms, schools and a medical centre.

The trade-off is distance. The Valley sits on the Al Ain Road side of the city, about 25 minutes by car from Downtown Dubai and DXB. If your work is in Downtown, DIFC or Business Bay, that commute is manageable. If it is in Dubai Marina or Jebel Ali, look harder at the southern communities below. You can read more about the area on our The Valley community page.

The Oasis: Emaar’s lagoon-front prime community

The Oasis is the largest and most premium of the four. When Emaar launched it, AGBI reported a project value of 20 billion dollars, more than 9.4 million square metres of land and over 7,000 homes, with about a quarter of the land set aside for lakes, canals, parks and green space.

There are no apartments here. Homes are four to six bedroom villas and mansions, with four bedroom villas starting from about 5,800 sq ft. The masterplan includes swimmable lagoons and beaches, a clubhouse, a spa, wellness centres, international schools, mosques and a retail district.

Location is a strength. The Oasis is close to Al Khail Road and sits near DAMAC Hills and Jumeirah Golf Estates, so Dubai Hills, Downtown and DXB are all within a reasonable drive. For most buyers, The Oasis is a home to live in for the long term rather than a quick investment. See our The Oasis community page for the wider area.

Grand Polo Club and Resort: space and an equestrian heart

Emaar unveiled Grand Polo Club and Resort on 23 April 2025. According to Emaar, the masterplan covers 5.54 million square metres, with 22 villa communities and more than 6,600 homes. At its centre is The Green Core, with three polo fields, private stables for 180 horses, a riding school and a single-storey clubhouse with a rooftop infinity pool. Open space totals 1.59 million square metres.

Homes are three, four and five bedroom villas. Indicative sizes on our project page are about 2,950 sq ft for three bedrooms, 3,840 sq ft for four and 5,100 sq ft for five. That makes Grand Polo the most generous on space for a three bedroom villa among the four.

Grand Polo is a bet on the south of the city. It sits minutes from the planned expansion of Al Maktoum International Airport and a short drive from Expo City. Buyers who believe in that growth corridor, and who want a quieter, greener pace of life, tend to shortlist it early. More on the area is on our Grand Polo community page.

The Heights Country Club: wellness first

The Heights Country Club is the newest launch of the four. It is built around a members’ country club, with a wellness centre, yoga and meditation gardens, a spa, sports courts, a lagoon, parks, a retail boulevard and planned schools.

Homes are three and four bedroom townhouses and villas. Emaar is releasing The Heights in phases, so the layouts, sizes and timings on offer change with each release. Ask us which phase is open before you compare it with The Valley or Grand Polo.

The Heights shares its southern location with Grand Polo and The Oasis, beside Expo City and close to Al Maktoum International. For buyers who want a townhouse rather than a large villa in the south of the city, it is often the most natural fit.

How the payment plans compare

At the time of writing, the plans listed on our four project pages follow the same 80/20 structure. You pay 10% on booking, 70% in staged instalments as construction progresses and 20% on handover. The Dubai Land Department fee of 4% is paid at booking. Exact milestones and splits are confirmed on the reservation form for each phase.

Because the plan structure is the same, the real differences come down to how much you pay at each stage and when construction milestones fall. Our guide to Dubai off-plan payment plans explains how to read a schedule and plan your cash flow.

Off-plan payments in Dubai go into a project escrow account registered with the Dubai Land Department, and funds are released to the developer as construction progresses. Always check that your payments are made to the escrow account named in your agreement.

Which Emaar villa community suits you?

  • You want to see a finished community first: start with The Valley, where the first phase is already lived in.
  • You need five or six bedrooms: The Oasis is the only one of the four with six bedroom homes and mansions, and Grand Polo goes up to five.
  • You want the most land and open space: Grand Polo, with its polo fields and green core.
  • You want a townhouse in the south of the city: The Heights or The Valley, depending on whether your daily drive is towards Expo City or towards Downtown.
  • You are thinking about a Golden Visa: the UAE property route requires a property value of at least AED 2 million. Our Golden Visa guide covers the rules.

If you would rather buy a ready villa today, Dubai Hills Estate is the Emaar community most buyers compare these launches against. It shows how a masterplanned villa community matures once the schools, parks and retail are in place. For the wider market picture, read The Villa Boom.
