Why the waterfront district is 2026's most watched launch corridor.

The port the city is reclaiming

Mina Rashid is where Dubai's trade story began, the working port that built the city before the towers did. Emaar's Rashid Yachts & Marina is the district's second act: a residential quarter built around a full-service yacht harbour, where every residence looks over the water or the promenade, ten minutes up the road from Downtown.

That combination, genuine waterfront, genuine centrality, genuine scarcity, is why this corridor has become 2026's most watched launch address. The city has plenty of waterfront and plenty of central districts; it has very few places that are honestly both.

What is actually being built

The masterplan arranges apartment buildings around the marina basin and a long waterfront promenade, with the harbour as the district's working centrepiece rather than a decorative one. Current releases run one to three bedroom apartments from AED 1.9M, on Emaar's standard 80/20 payment plan, with handover from 2028.

The pricing deserves attention. An entry point at AED 1.9M puts a genuine Emaar waterfront launch below the AED 2M Golden Visa threshold, one unit upgrade away from residency qualification, which tells you exactly how deliberately this district has been priced for the moment it is launching into.

The bull case, and the honest risks

The case for: Emaar's delivery record at scale, a location ten minutes from Downtown at a waterfront entry price the established waterfront districts stopped offering years ago, and first-mover pricing in a masterplan that will take a decade to finish appreciating. Districts like this reward the buyers who arrive before the promenade cafés do.

The case for caution: this is off-plan in a district still becoming itself. The marina lifestyle arrives with handovers, not with contracts, and buyers who need finished-community energy on day one should look at Marina or Downtown instead. As always, an escrowed 80/20 structure manages the construction risk; it does not erase the timeline.
